Answers to Frequently Asked Questions

Lake Station Realty is a full-service real estate agency serving the needs of Buyers and Sellers in the Lake Sunapee / New London, New Hampshire area. We participate in the statewide Multiple Listing Service (MLS) which gives us nearly instant access to the most up-to-date information on properties anywhere in the the state. So, if your interests may include the purchase of property in this area in the near future, check out www.NNEREN.com and please contact us about any property listed there.

OUR GOAL - We are committed to offering a range of vacation rentals: from basic camps and romantic cabins to luxurious waterfront homes - something to fit most pocketbooks and provide a memorable, relaxing vacation. We are fortunate to have in our area not only Lake Sunapee, but a number of small lakes and ponds as well including Chalk Pond, Lake Kolelemook, Lake Massasecum, Blaidell Lake, Ledge Pond, Perkins Pond, Lake Todd and Mountain View Lake - each rental offering a unique experience. Nearly all of our listings are on the water with a private dock and swimming. Whether a camp, cabin, cottage or home, they are completely furnished except for, in nearly all cases, sheets, pillow cases and towels.

To assure your complete satisfaction we suggest that, if possible, you plan a visit to the area to preview several properties before making a final selection. We are open 7 days a week to serve you.

BOAT RENTALS - With a few exceptions, use of the owners' boat is not included. You are welcome to bring one and, if it is appropriately registered where you live and your vacation will be shorter than 30 days, no NH registration is required. Lake Sunapee has several public launching sites. Some small lakes do not, so be sure to ask.

Various types of boats, canoes, kayaks and other water "toys" are available for rent in the area, but arrangements for a boat rental should be made well in advance. Call Sargents Marina at 1-603-763-5036. And please be sure to tell them that Lake Station Realty referred you.

NH now requires any operator over the age of 16 to have a Boating Education Certificate. Some states (MA and CT) have reciprocity / others may not. You'll need a certificate issued by a State Agency AND it must be NASBLA approved. For further information, contact the NH Department of Safety - Marine Patrol at 1-888-254-2125.

PAYMENT - Prices quoted here are weekly rates and do not include the New Hampshire Rooms and Meals Tax (9% effective july 1, 2009). We accept cash and personal checks, not credit cards.

A SECURITY DEPOSIT is required to secure your reservation. It is not applied toward the rent; it will be deposited in an escrow account and, within a few days of your departure, will be returned to you less any loss or damage.

MINIMUM STAY - Cottage rentals in nearly all cases run from Saturday @ 2 pm until Saturday @ 10 am. A minimum stay of 1 week is usually required ............. Weekend rentals are not offered, but we can direct you to one of the B & B's or motels in the area.

CLEANING - It is the Tenants' responsibility to leave the property, both the interior and exterior of the cottage / home, in the condition in which it was found. A cleaning service can be arranged for those who wish it.

CHECK-IN is on Saturday between 2 and 5 pm at our office. Check-out (prior to 10 am on subsequent Saturday) is also at our office.

PETS - With a few exceptions, the vacation property owners do not allow pets.

FISHING LICENSES are required and may be purchased locally.
